FAQ

How do you determine the asking price?

I look at recent sales in your area, current listings, and the condition of your property. I’ll give you a realistic number, not a high estimate to win your business and a price reduction three months later.

How long does it take to sell?

It depends on the property and the price. Well-priced apartments in central Varna or near the sea can sell in a few weeks. Properties that need work or are priced above market take longer. I’ll give you an honest estimate based on what I’m seeing in the market right now.

What do you do to market my property?

Listings on the major Bulgarian property portals, English-language exposure for foreign buyer inquiries, and direct outreach to active buyers I’m already working with. Social media marketing and ads are also a big part of how I sell properties.

What are the costs of selling?

3% for my commission, once we’ve sold your property. If you’ve owned the property for less than 3 years, you may also owe capital gains tax on the profit. A notary fee is paid at closing. I’ll walk you through the full picture before we list.

Can foreigners buy property in Bulgaria?

Yes. Citizens of EU and EEA countries can buy property in Bulgaria, including land, with no restrictions. Non-EU citizens can buy apartments and buildings freely, but buying land requires setting up a Bulgarian company. If you’re unsure which category applies to you, ask me before you start looking.

Do I need to be in Bulgaria to buy?

Not necessarily. Parts of the process can be handled remotely through a power of attorney. That said, I recommend being present for at least the viewing stage. Buying a property you’ve only seen on photos is a risk that rarely pays off.

How does the buying process work?

We start with a search based on your budget and requirements. Once you find something you want, we make an offer and sign a preliminary contract with a deposit, usually 10%. After legal checks are completed, we go to a notary for the final deed. The full process typically takes 4 to 8 weeks from offer to keys.

What are the costs on top of the purchase price?

Budget for roughly 3 to 5 percent on top of the purchase price. This covers the property transfer tax (around 3%), notary fees, and registration fees. My commission as your agent is separate and we discuss that upfront before we start working together.

How much is your fee as a buyer’s agent?

My fee is 3% of the purchase price, paid at completion. There are no hidden costs and nothing is due until the deal closes.

Do I need a lawyer?

For straightforward purchases, it’s not legally required. For anything involving older properties, unclear ownership history, or non-EU buyers setting up a company, I recommend using one. I can refer you to lawyers I trust who work in English.

Can I get a mortgage in Bulgaria as a foreigner?

Some bulgarian banks do offer mortgages to foreigners, but the requirements are strict and approval rates for non-residents are lower than for locals. Most foreign buyers purchase with cash. If financing is important to you, tell me early so we can factor it into the search.
